REALTY: Urban Re-Development - East Kidwai Nagar (New Delhi) to be role model for Smart City development
Union minister of urban development M Venkaiah Naidu recently inaugurated three components of modern social infrastructure under New Delhi’s East Kidwai Nagar General Pool Residential Accommodation (GPRA) project. Work on the project started in December 2014 and is scheduled for completion in November 2019; but the minister directed National Buildings Construction Corporation (NBCC) to complete it by December 2018.
“Redevelopment of properties is the way for optimal utilization of scarce land resources in cities, zero waste generation and zero discharge shall be the guiding principle, all aimed at improving quality of life and recasting urban landscape,” Venkaiah Naidu said. Minister of state for home, Kiren Rijiju was also present on the occasion.
This new social infrastructure is being built by NBCC at a total cost of `114 crore. The components include Local Shopping Complex, Senior Secondary School and Banquet Hall. The ground + 2 floors shopping complex has a BUA of 13,950sq.meters with 172 shops with modern facilities such as wi-fi and cashless sale counters in each shop.
This entire infrastructure runs on green energy. Grid connected Roof top solar systems on the three buildings generate 250 kw of electricity. 200 KW used for three buildings and the remaining 50 KW transferred to the grid. Parking, housekeeping and maintenance are completely mechanized and economical, eco-friendly and time saving.
Other salient features of this redevelopment project are: 78 residential towers would come up, 33 of these would have Ground + 6 floors, 44 with G+ 14 floors, 4 office towers including two with G+ 10 floors and another two towers with G+4 floors. Use of double glazed units and glazed panels reduces heat induction by 35%, total use of treated recycled water, all of these being adopted from construction phase. Zero sewage with Bio-digester toilets, Zero discharge into sewerage system with two units of 1,500 Kilo Litres per day capacity sewage treatment plants, no garbage will go out of the colony, conversion of plastic waste into fuel, rain water harvesting systems, solar water heaters and solar street lighting, centralized command control systems for security and services etc.
To note that similar New Motibagh re-development project has already been completed, seven more GPRA Colonies, namely at Sarojini Nagar, Netaji Nagar, Nauroji Nagar are being re-developed through NBCC and Kasturba Nagar, Thyagaraj Nagar, Srinivaspuri and Mohammadpur are being done through CPWD on similar lines. In total these will provide for 25,667 dwelling units in place of the old 12,970 units at an estimated total project cost of `32,835 crore, on self-financing basis. The 8.07 lakh sq. meters of commercial built up area would generate the required resources.
